Founded in 1976, IHO is an award-winning nonprofit developer that provides high-quality permanent rental housing affordable to low-to-moderate income households in Southern California. The Company and its staff have completed and continue to operate housing projects with integrated services funded with a variety of public sources. Our Mission is to enrich communities by providing high quality, holistic, affordable housing and services. Collaborating with members of the community and local government, business, education, and faith sectors, we built Woodbridge Manor Apartments, Irvine’s first 100% very low-income housing for seniors and disabled individuals in 1981. We then introduced resident-centered services and lifelong learning programs while maintaining strong fiscal controls and management oversight. Even now neighbors are still surprised to learn they are living adjacent to “low-income housing.”
Today, IHO continues to advocate for smarter, sustainable housing and land use legislation. Our communities remain indistinguishable from their market rate neighbors, and our residents continue to thrive. As a nimble and creative development team, we leverage partnerships, new technologies, and financing strategies to identify the most effective ways to build strong families and high-performing cities while finding a win-win for public agencies, private industry, and people seeking housing.
Position Summary:
IHO is looking for a highly effective and result-oriented Community Impact Manager to join our innovative and dynamic team in our Santa Ana, CA office. The Community Impact Team is vital to the success of IHO. Community Impact (CI) works in unison with Real Estate Development (RED) and other departments to ensure that IHO lives out its mission, vision, and values. CI oversees resident services and programs that foster an enhanced quality of life for IHO’s residents and is responsible for engagement with community stakeholders, recording and assessing program and resident outcomes, developing an intimate knowledge of the communities we serve, and fund development. Under the direction of the Community Engagement & Programs Director, the CIM is responsible for monitoring third-party service providers and consultants to ensure exceptional, integrated programs and services are provided for IHO residents of all ages and backgrounds. The CIM advocates for program participants’ well-being and upward mobility and maintains respectful, cooperative relationships with IHO’s property management and other partners to ensure a seamless, integrated housing experience for IHO residents.

Essential Duties and Responsibilities:
- Monitor third-party implementation of resident services programs, policies, and procedures and report any concerns immediately
- Regularly visit IHO properties to ensure programs and providers meet IHO quality and performance standards, filling in as necessary to ensure regulatory compliance
- Ensure timely and accurate compliance with program requirements
- Support Community Engagement & Program Director in developing department programs, evaluation tools, budgets, best practices, policies and procedures
- Develop and nurture trusting relationships with community organizations and stakeholders, and onsite staff, property managers, and residents
- Collect, measure, and evaluate resident satisfaction with, quality, and outcomes of programs, and utilize data as the basis for ongoing program improvement
- Create, manage, and regularly update a database to track participation, demographics, and resident surveys for grant funding and compliance reporting
- Create, manage, and regularly update a database of quality programs, services, best practices, and other resources for IHO’s various projects and resident populations
- Research community assets/resources for existing and prospective IHO projects
- Assist the RED team in assessing the feasibility of prospective projects
- Monitor department and program budgets and report variances
- Document success stories and contribute to IHO marketing and fund development efforts
- Create monthly board and funder reports and photos showcasing community impact
- Serve as an IHO ambassador in community engagement activities and collaborative networks as directed
- Participate in professional development training as directed
- Other duties as assigned
MINIMUM EDUCATION AND/OR EXPERIENCE
● Bachelor’s degree or equivalent work experience in nonprofit program management, social work, education, sociology, psychology, or related fields
● Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook. Familiarity with SharePoint and Apricot 360 is a plus
● Bi-lingual fluency in one of the languages of our residents is a plus
Compensation
$75,000 to $95,000 depending on experience

Travel:
While this position primarily works in the company’s Orange County office, visiting property sites and partners and attending conferences and events will be required.
